The whole file, organized, before anyone asks for it.
31 documents across seven groups, each with what it is, why a lender wants it and where to get it. Tick them off as they arrive, write the request once, and take away an organized pack with a summary at the front. There is a blind version too, for showing a lender or a buyer before you are ready to be named.
A complete file is worth money in the rate.
An incomplete one is what turns a three-week decision into a three-month one, and a decline is on your record whether or not the business deserved it. None of these documents is unusual. It is the same list at every lender, and most of it already exists somewhere.
A complete file is worth real money in the rate, and an incomplete one is what turns a three-week decision into a three-month one. Nothing here is unusual: it is the same list at every lender.
What you get
- A one-page summary of the request at the front: amount, purpose, use of funds, security, repayment.
- The key figures a credit analyst works from.
- A status table for all 31 documents: collected, requested, or not applicable.
- A list of what is still outstanding, and where to get each one.
- A second, blind version with the identity withheld.
Seven groups, 31 documents.
Each one says what it is, why the lender wants it, and where to get it. Tick them off as they arrive.
6 documentsThe first thing opened and the last thing argued about. Everything else is checked against these.
4 documentsArrears here rank ahead of the bank, so they are checked before anything else is decided.
5 documentsWho the borrower actually is, and who can sign. Missing pieces here hold up closing, not approval.
4 documentsWhat the lender can take, and what you are committed to pay whether or not the business works.
4 documentsWhat is already registered against the business, and who ranks where.
4 documentsPersonal, and unavoidable. Almost every commercial loan in Canada carries a personal guarantee.
4 documentsThe part that turns a pile of documents into an argument.
Show the business without naming it.
The same pack with the business's identity withheld, for showing a lender or a buyer before you are ready to name it. One button produces a blind profile from the same pack, so a lender or a buyer can form a view before you decide to open the door. It is the same document sellers use as a teaser in a sale process.
- The business name becomes a project code name, and the location becomes a region.
- Ownership, contact details and anything else you marked as identifying are left out.
- Your notes against each document are left out, because they usually contain names.
- The figures, the industry, the request and the document status all stay, because that is what a lender or a buyer needs to form a view.

Our free Business Planner works out the coverage, the borrowing capacity, the stress test and the twelve-month cash flow the pack asks for.
The narrative
The Business Plan Generator writes the plan itself, in the order lenders expect it.
